Tarpon Springs, FL is Zone 5 of 5 Most High-Risk Communities in Pinellas County - Secured two LIHTC redevelopment projects and managed three repositioned assets: (Oak Ridge Estates - $11.3M, The Villages at Tarpon - $13.8M, Eagle Ridge Apartments - $18.2M), from pre-construction through stabilization, ensuring HUD/FHFC compliance and investor reporting (Wells Fargo, Raymond James)
- Strengthened housing authority viability, after evaluating program efficacy and financial forecast, by repositioning and closing-out the public housing program securing Housing Choice Voucher conversion, increasing agency income 5 times as of July 2025 through successful Streamline Voluntary Conversion award and system implementation expanding resident choice mobility and program services
